CSW Associates Roanoke, L.C. (CSW), which owns and operates Chateau Riviera Apartments, complies with all federal, state and local laws including fair housing laws which prohibit discrimination based on race, color, religion, creed, national origin, sex, age, familial status, disability, or any other protected status.  


Please see the Application Criteria for a description of policies relating to applying for an apartment.  Each adult must complete and sign an application to be considered as a Lessee.  If you wish to be considered for Chateau Riviera Apartments, and its sister property Brandon Point Apartments, the application can be reviewed for both communities.

The application(s) must be submitted with the Application Fee to be processed.  The fee is currently $20.00 per application (subject to change).  You may pay the fee by cash, (most) credit card, check or other similar method.

All Applicants must meet the criteria for acceptance set forth in this Application Criteria and be at least eighteen (18) years of age. All Applicants are required to provide either a social security number or documentation issued by the U.S. Immigration and Naturalization Service (INS) in accordance with Section 55-248.4 of the Virginia Residential Landlord and Tenant Act.



The following guidelines are used in determining sufficient income requirements for Applicants:

  • Must have at least one type of income to provide on the application
  • Verified gross monthly income must be equal to or greater than two times monthly rent
  • In the event of new employment, must provide copy of letter from new employer with firm offer and starting salary



A credit check through a third-party company is performed on all Applicants, necessitating the Application fee. A history of good credit must be established. Evidence of a history of poor or delinquent credit, absence of credit, absence of gainful employment or income to meet income requirements may be grounds for disapproval. Judgments or collections that appear on the report may be cause for rejection of Applicant. Any Applicant with a bankruptcy must show a discharge more than one year ago and have established new credit with a positive rating with at least one account.



Applicant must provide two years of employment history. If current employment history is less than 2 years, CSW reserves the right to verify previous employment.  Gaps in employment should be explained in a written statement.  In the event Applicant has not yet begun, offer letter from new employer must be provided.



References are obtained from previous landlords, if possible, relative to payment history, length of rental agreement, amount of rent, damages, and violation history. Any adverse information relating to these areas is grounds for rejection of Applicant.



Applicant will be asked to provide verifiable information or documentation to support application items. These may include, but are not limited to:  pay stubs, evidence of taxes paid in past years, current banking statements, personal identification, or notarized confirmation of employment. Failure to provide such documentation may be grounds to reject Applicant.



Guarantors/Co-signers may be accepted for those applications where the Applicant has insufficient income or other deficiencies as determined by CSW.  Guarantors/Co-signers must complete an application, pay the Application Fee, and also meet all criteria for acceptance set forth in this Application Criteria and be named on the Lease Contract as a Lessee.  Income and credit requirements for a Guarantor/Co-Signer are greater than for Applicant (since Guarantor would have to continue to meet his/her existing financial obligations in addition to the guaranteed amount).



If no desired dwelling units are available, an Applicant/prospective Applicant (for purposes of this paragraph, collectively referred to as “Applicant”) may place his/her name on a waiting list for future availability.  Applicant will be added to the wait list on the date CSW was notified of his/her intent.  CSW will make three (3) attempts to contact the Applicant upon availability of dwelling unit.  If no communication is established or response received, CSW will then proceed to contact the following name on the wait list.  Future availability is not guaranteed. In the event of any conflict or dispute regarding the wait list, CSW may allocate any apartment in its sole discretion.  CSW provides the wait list as a courtesy to an Applicant and CSW bears no liability for any claim of any type from an Applicant who does not receive an apartment on the wait list.  CSW reserves the right to require an Applicant to re-qualify once an apartment is available, which must be done in a timely manner or CSW may proceed on the wait list. 



The standard lease term is twelve (12) months. A six (6) month lease term is available and subject to a ten (10) percent monthly premium added to the rental rate. No other initial lease terms will be permitted. Once the initial lease term has been completed, a month-to-month lease term option will be available.  The month-to-month lease is subject to a fifteen (15) percent monthly premium added to the existing rental rate.  On renewal, CSW reserves the right in its discretion to offer a two year lease.



A maximum of two (2) people may occupy each bedroom in the dwelling unit, provided that each bedroom shall contain at least 100 square feet of floor area.

            1 Bedroom:      Maximum of two (2) persons

            2 Bedroom:      Maximum of four (4) persons

            3 Bedroom:      Maximum of six (6) persons or four (4) unrelated persons

Resident must notify Landlord of any change in the household composition (such as the birth of an infant) during the term of the Lease, within fifteen (15) days of such change. If such change in household composition causes Resident to exceed the occupancy limit described above, then Resident may apply to transfer to another unit within the community that would meet the occupancy standards, if such a unit is available, no later than the applicable notice period set forth in the Lease for the end of the Lease term. The preceding sentence shall not be construed to allow any exceptions to these Application Criteria.



A maximum of two (2) pets are allowed. The pet deposit is a refundable deposit that will be applied to any balance due upon move-out. In addition, there is a monthly pet fee based on the type/size of pet.  The monthly pet fee is a non-refundable fee and will not be applied to any damages upon move-out. No aggressive dogs or dog breeds including Pit Bull Terriers, Rottweilers, Dobermans, Chows, or any dog mixed with an aforementioned breed are permitted on the premises at any time.  Any animal with a bite history or that is poisonous is also prohibited. Only registered pets are allowed on the premises at any time (i.e. no “visiting” or temporary pets).  All animals/pets are subject to review and approval.



Applicant shall be allowed to install and use any of the following of his/her own personal appliances with the express written consent of management provided he/she complies with the rules of the Appliance Addendum:  range, refrigerator, dishwasher, washer, dryer.



In order to reserve an apartment, the application deposit must be paid in full within twenty-one (21) days of approval of an application; otherwise, a new application with a new application fee must be submitted.  The application deposit is the only means to secure a particular apartment, and shall be done on a first-come, first served basis. If the applicant elects to pay the application deposit prior to approval of the application, the application deposit will be refunded if the application is denied.  If the application deposit due date is within five (5) business days of the lease start date, then the application deposit must be paid in cash or cash-equivalent.  Your application deposit will reserve an apartment for up to sixty (60) days from payment of the deposit, or, if later, ten (10) days after the apartment is ready for you to take possession.  While the application deposit is specific to an apartment and subject to forfeiture if you fail to take possession of the apartment by the required date, if you have a change in circumstance, you can carry over the deposit for up to six (6) months to be used at either apartment community (i.e. Chateau Riviera or Brandon Point, regardless of which community was initially selected) assuming you otherwise qualify for the later selected apartment.  You must designate if you would like the deposit to carry forward at the time you would otherwise initially forfeit the deposit.  The deposit may only be carried over once and for a maximum of the six (6) months and may only be used by the applicant (i.e. it is non-transferable).
